Details
Old Willow Ranch is located on what is perhaps the Hill Country’s most picturesque destinations, the famed Willow City Loop. Bursting with blues, reds, yellows and whites, this scenic 13- mile road traverses hills and creeks, offering stunning views of flower-filled meadows and valleys, replete with wildflowers.
Upon entering this historic ranch, the setting feels like one from the early 1900’s with a beautifully restored and fully furnished 1905 home. In walking distance of the home is the famed Gatlin Hall, known for hosting live music, corporate retreats, Family/School reunions, Weddings and, well, who knows what else!
Located behind the main house is the rustic Wild Boar Lodge. Filled with rough-sawn pine, it was designed as a haven for those who needed lodging after closing down the saloon at Gatlin Hall. An easy commute! Food has been served via the outdoor kitchen, fire-pit and outdoor bar known as the Beer Blind.
Early settlers left their mark with the original 1800’s homestead chink and timber cabin which has been preserved by the owners. Today, it still offers a tremendous upside for any family looking to create a Sustainable Family Farm. A greenhouse and chicken coop already exist, exotics are stocked as a year-round meat-source and the cistern collects nearly 1500 gallons of rainwater. The land itself could be suitable for vineyard and or an orchard.
Wildlife: White-tailed deer roam the area with frequency as do wild turkeys. Seller is leaving a small herd of Black Buck Antelope which roam freely inside a low fence pasture. Dove hunting can be good at times.
Water: Two water wells are on site one of which is the original hand-dug well from the early 1900s which is operated by a windmill. The seller practices rainwater harvesting from multiple structures supporting 7,500 gal inventory at all times. The greenhouse has its own rainwater collection system and the main house continues to take advantage of the original cistern holding approx 1,500 gallons.
Treehouse: Lastly, there is a fine one-room dreamy tree-house for the kids or love birds who simply desire a unique camping experience in the oaks! Complete with electricity and a small kitchenette, we won’t blame anyone if they make this into the main residence!
This one of a kind, turnkey, ranch is situated on 73/AC+- right on the iconic Willow City Loop and conveys with the majority of the furniture and fixtures (family heirlooms excluded and will be documented). Steeped in rich tradition, Old Willow Ranch is an opportunity to purchase a multi-faceted recreational and sporting ranch within 20 minutes of Fredericksburg, Texas.
