The main home is 2,743 sf Texas Hill Country Modern home overlooking a patio and pool. The design is built around the Marvin Integrity windows which provide natural light to nearly every side of the house. The beauty of owning a nice ranch is that you don’t have to worry about neighbors peering in, and the landscape is something you own, so it’s worth enjoying at all times. The house has 3 bedrooms and 3.5 bathrooms divided by a door into a main home and an attached 2 bedroom, 2 bathroom guest area. It’s located just 15 miles east of Fredericksburg Texas, just outside of the 290 wine corridor. It’s 70 miles from both Austin and San Antonio.
The patio was oriented to capture the prevailing southerly breeze which keeps it shaded and cool during the summer months. The guest room has its own exterior entrance to allow for ideal privacy when the in-laws are around, or give them the option of staying in one of the separate buildings.

Water water everywhere and only 30,000 gallons to drink (if you like the taste of rainwater). The roof grabs and stores the rain in a collection system that has never been below 80% full. There are two main ponds which gather the runoff from surrounding fields. The largest is 3.5 acres in size and the smaller is under one acre, but feeds from a natural spring. Both have populations of largemouth bass and bluegill. The ranch has two water wells (14gpm and 32gpm) to provide subsidy to the rainfall, if needed.
If swimming in the pond isn’t your thing, then there’s the pool just off the patio which has a motorized cover to keep it clean.
Landscape & Wildlife
Because there’s water, there’s wildlife. Between the deer feeders, the hunting blinds, and livestock pens, domestic and wild animals are both options. There are two large herds of Axis deer which roam the property on a daily basis, whitetail deer, wild turkeys, dove and a recently stocked population of quail. Predators like bobcats and grey foxes have been spotted as well, a good signal of a healthy ecosystem in the area.
The elevations on the property range from 1600 to 1700 feet above sea level with a mix of wooded and open field terrain. The juniper has been selectively removed to allow the healthy growth of the Live Oak, Cedar Elm and Red Oak tree populations. There are plenty of homes for the local songbirds to find their nests!
Beyond the rainwater collection, the home features a solar array of 25 panels which are net-grid tied to the regional power supplier. The house means minimizing overheating in the summer and keeping the prevailing breeze running through the patio and pool areas. The majority of the lighting is LED to preserve power usage and spray foam insulation keeps the home tight and the cool air inside where it belongs.
